The only perimeter fencing allowed is split rail, two rails high and no more than four feet, or a privacy fence up to six feet around the immediate patio. It has to match the architectural standard set by the style of the house and be approved by the architectural committee in writing, unless a written variance is granted. No screen planting over thirty-six inches is allowed between the building setback line and the front lot line.
A detached storage or pet-shelter structure has to be quality construction, kept neat and blend with the house, and go to the architectural committee for approval before building starts. The committee can require screening around it. No trailer, modular or manufactured home, basement, tent, shack, garage, barn or outbuilding may be lived in.
Recreational and commercial vehicles - campers, trailers, trucks and boats - may not be kept in open areas anywhere in the subdivision, on a lot or off it.
Tennis courts and above-ground pools are not permitted. An in-ground pool is not addressed directly, and anything built on a lot needs architectural approval first.
A lot carries one single-family house of up to two and a half storeys and a private garage for no more than three cars, and an exception needs the architectural committee's unanimous written approval. Plans go to that committee, whose authority the covenant ends fifteen years after the plat was recorded. Minimum house sizes come from the Second Amendment of November 1992 and they run on TWO SCALES, so check your lot number. The general minimum is 2,000 square feet for a ranch, 2,200 for a two-storey and 2,400 for a one-and-a-half storey, bi-level or tri-level. On a long list of specific lots across Sections Two, Three, Four and Five the minimum is higher - 2,200 for a ranch, 2,400 for a two-storey and 2,500 for the rest. Bi-level and tri-level homes are permitted only on specified terrain. Ask the association which scale applies to the address before you plan an addition or a rebuild.
The covenant bars outside above-ground television, AM, FM and short-wave antennas of any type, and says expressly that this includes any type of satellite dish antenna. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.

Driveways must be at least twelve feet wide and built of asphalt, brick or concrete - asphalt at least three inches thick, concrete at least four. Stone and cinder driveways are not allowed and a circular drive must be at least eight feet wide. Recreational and commercial vehicles cannot be kept in the open.
A home occupation is allowed if it is run entirely inside the house by a member of the immediate family living there and stays clearly secondary to living there. Nothing outside may show the house is used for anything else, nothing may be sold on the premises, and nobody may be employed from outside the immediate family.
