Covers Section One and Section Two.

What you can build and change

Conditional

Fences

Every fence design has to be approved in writing before it goes in. A privacy fence up to six feet is allowed around the immediate patio or an in-ground pool. The covenant is not consistent about perimeter fencing: the screening paragraph allows a four-foot split rail of the type the developer used, while the later fencing paragraph says perimeter fencing is not allowed without a written variance. Ask before you order materials.

Paragraph 20 - Fencing, read against Paragraph 6
Conditional

Sheds & outbuildings

A detached structure needs prior written approval of both the build and its placement. It has to be quality construction, kept neat and blend with the house, and the developer or committee can require screening or a privacy fence around it. No outbuilding may be used as a residence.

Paragraph 21 - Detached Buildings, with Paragraph 8 - Prohibited Structures
✗ Not allowed

RVs, boats & trailers

Recreational and commercial vehicles - campers, trailers, trucks and boats - may not be kept in open areas anywhere in the subdivision, on a lot or off it.

Paragraph 24 - Recreational and Commercial Vehicles
Conditional

Swimming pools & hot tubs

Above-ground pools are prohibited. An in-ground pool is allowed when a privacy fence is installed and blended with the established home.

Paragraph 8 - Prohibited Structures
Conditional

Exterior changes & additions

No building may be put up, placed or altered until the construction plans are approved. The plans have to show floor plan, quality of construction, materials, external design and placement against the lot lines, topography and finished grade, and two full sets go in. A lot carries one single-family house of up to two and a half storeys and a garage for no more than three cars.

Paragraph 2 - Architectural Control, with Paragraph 1 - Land and Use and Building Type
Conditional

Satellite dishes & antennas

The covenant bars outside above-ground television, AM, FM and short-wave antennas of any type, and says expressly that this includes any type of satellite dish antenna. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.

On a corner lot nothing between two and six feet above the roadway may block the sight triangle.
