Before you rely on this page

Lots 47-56 and 131-146 are LAKE AND RETENTION POND LOTS and carry a second recorded set on top of these, covering piers, docks and sea walls - all of which need architectural approval.

What you can build and change

Conditional

Fences

The only perimeter fencing allowed is split rail, two rails high and no more than four feet, or a privacy fence up to six feet around the immediate patio. It has to match the architectural standard set by the style of the house and be approved by the committee in writing, unless a written variance is granted. In the protective screening areas nothing may sit but a screen fence, landscaping, a wall or utilities.

Paragraph 8 - Perimeter Fencing, with Paragraph 7 - Protective Screening
Conditional

Sheds & outbuildings

A detached storage or pet-shelter structure has to be quality construction, kept neat and blend with the house, and go to the committee for approval before building starts; it can require screening around it. No trailer, modular or prebuilt home, tent, shack, garage, barn or outbuilding may be lived in, and no lot may store old lumber, cars, materials or debris.

Paragraph 12 - Detached Buildings, with Paragraph 10 - Prohibited Structures
Conditional

RVs, boats & trailers

The covenants do not put a general limit on parking a recreational vehicle or boat on a lot. On a LAKE or retention-pond lot they do bite: no boathouse or boat shelter may be built at all, and a pier or dock may be no more than fifteen feet long and four feet wide, with architectural approval first.

The lake-lot restrictions, Paragraph 3 - Permitted Structures on Shoreline Areas
Conditional

Swimming pools & hot tubs

Above-ground pools and tennis courts are not permitted. Another kind of pool may be built only after prior written approval from the architectural committee, and it has to have appropriate screening and fencing.

Paragraph 11 - Tennis Courts and Pools
Conditional

Exterior changes & additions

No construction may start and nothing may be erected, placed, maintained or altered until the architectural committee has approved the plans and specifications. Lots are restricted to one single-family residence. On a lake or retention-pond lot, a pier, dock or sea wall needs its own approval covering construction quality, materials, outside colours and placement.

Paragraph 5 - Architectural Control Committee, with Paragraph 4 - Land Use and Building Type and the lake-lot restrictions
Conditional

Satellite dishes & antennas

The covenant bars outside above-ground communication, television, AM, FM and short-wave antennas, discs, satellites, satellite dishes and structures of any type. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.
