What you can build and change

Conditional

Fences

The only perimeter fencing allowed is a split rail fence, two rails high and no more than four feet. A dark vinyl-covered mesh may be attached to its inside face, no higher than the top rail, and that mesh has to be partly screened by landscaping. Anything else counts as a privacy fence: up to six feet, and only around the immediate pool or patio area, matching the architectural standard set by the style of the house.

Paragraph 13 - Fences
Conditional

Sheds & outbuildings

No trailer, modular or manufactured home, prebuilt home, basement, tent, shack, garage, barn or outbuilding of a temporary character may be moved onto or built on a lot and used as a residence. Anything built needs architectural committee approval first.

Paragraph 7 - Temporary Structures and Prohibitions, with Paragraph 5
Conditional

RVs, boats & trailers

Mobile homes, house trailers, boats, boat trailers, motor homes, camping trailers and recreational vehicles may not be parked in any open area longer than forty-eight hours, on a lot or off it. Commercial vehicles, trucks of any type included, may not be kept in open areas at all.

Paragraph 7 - Temporary Structures and Prohibitions
Conditional

Swimming pools & hot tubs

Tennis courts and above-ground pools are not permitted. Another kind of pool may be built only after prior written approval from the architectural committee, and it has to have appropriate fencing.

Paragraph 8 - Tennis Courts and Pools
Conditional

Exterior changes & additions

No construction may start and nothing may be erected, placed, maintained or altered on a homesite until the architectural committee approves the plans and specifications. Lots are restricted to private one-family residential use.

Paragraph 5 - Architectural Control Committee, with Paragraph 3
Conditional

Satellite dishes & antennas

Outside above-ground AM, FM and short-wave radio antennas of any type are not allowed, and all utility and cable service has to run underground out of sight. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.
