Lots 63-81 and 91-95 in Section One and 97-107 in Section Two are lake lots and carry an additional set of lake covenants on top of these rules. Minimum house sizes are 2,200 to 2,500 square feet by house type, except lots 146-172 in Section One, where the floor is 2,400 to 2,900.
The only perimeter fencing allowed is split rail, two rails high and no more than four feet, unless the architectural committee approves a written variance. A privacy fence up to six feet may go around the patio immediately next to the house; it has to match the architectural standard set by the style of that house and be approved in writing first. On a corner lot nothing between two and six feet above the roadway may block the sight triangle.
A detached storage or pet-shelter structure has to be quality construction, kept neat, blend with the established home, and go to the architectural committee for approval before construction begins; the committee can require screening around it. No trailer, modular or manufactured home, prebuilt home, basement, tent, shack, garage, barn or outbuilding may be lived in.
Recreational and commercial vehicles - campers, trailers, trucks and boats - may not be kept in open areas anywhere in the subdivision, on a lot or off it.
Tennis courts and above-ground pools are both prohibited. An in-ground pool is not addressed directly, and anything built needs the architectural committee's written approval first.
Nothing may be built, placed, maintained or altered, and the natural topography or drainage may not be changed, until the architectural committee approves the plans in writing. Two full sets of plans go in, showing floor plan, quality of construction, materials, outside colours, how the design sits with the houses around it, and placement against the lot lines, topography and finish grade. Every house needs a full-size attached garage for two to three cars, and anything begun has to be finished within a year or removed.
This one was drafted around the federal rules rather than against them. Outside above-ground AM, FM and short-wave radio antennas are barred, but an owner may put up a direct-broadcast satellite dish no more than one meter across, an MMDS antenna no more than one meter, or a television broadcast antenna. It has to meet safety codes, go where it is least visible from the street or common property if that is feasible, and the architectural committee may require screening planting or a harmonious colour at the owner's cost - as long as that does not unreasonably impair the installation or use. The committee has to approve the placement in writing before it goes up.

We can find out →No sign may be displayed to public view except one of no more than five square feet advertising the property for sale or rent, plus a builder's sign of any size during the construction and sales period. The developer keeps the right to put up its own.
Driveways must be at least twelve feet wide and built of asphalt at least three inches thick, brick, or concrete at least four inches; stone and cinder are not allowed, and a circular drive in front of the house may be as narrow as eight feet. Fireplace chimneys have to be masonry. Recreational and commercial vehicles cannot be kept in the open anywhere in the subdivision.
A home occupation is allowed if it is carried on entirely inside the house by a member of the immediate family living there, stays clearly secondary to living there, and uses no mechanical or electrical equipment. There can be no sign or display visible from outside, nothing sold on the premises, and nobody employed from outside the immediate family. A barber shop, styling salon, beauty parlour, tea room, fortune-telling parlour, animal hospital or any form of animal care such as dog trimming is named and excluded.

Trash, garbage and other waste have to be kept in sanitary containers, and any incinerator or storage equipment kept clean and sanitary. Oil and fuel storage tanks are not allowed on a lot at all, with one exception: portable government-approved containers for LP gas, gasoline or similar household materials.
No fire may be allowed to burn in any street or roadway in the subdivision. A fire on your own lot is not addressed.
