TWO DIFFERENT NEIGHBORHOODS IN SOUTH BEND SHARE THIS NAME, and this page is only one of them. It covers the MLS neighborhood FOX RUN (F), whose listings carried the recorded covenants read here - a document titled FOX RUN ESTATES, instrument 9340930. A separate and larger South Bend neighborhood called simply FOX RUN also exists, and no document reading like a covenant has turned up on any of its listings, so it has no page in this directory. Check which one an address actually sits in before relying on anything here. Within Fox Run (F), two rules are worth knowing before you write an offer. Every household pet must be kept INSIDE the house: no pen, no separate structure, no chaining outside, and no kennel option at all. And the vehicle list is wide - campers, boats, snowmobiles, trailers, disabled and unused cars all have to be in a structure or out of the development, with no street parking. On the other side, this is one of the most accessible covenant sets in the directory: a 900-square-foot ranch qualifies and a one-car garage meets the requirement.
A material rule rather than a height rule. Fencing must have WOOD POSTS AND RAILS, and the material has to be a natural colour - galvanized steel is named and excluded. Every fence has to be approved before it is installed. On a corner lot nothing between two and six feet above the roadway may block the sight triangle.
A detached storage building for lawn tools, toys, pool equipment or other personal property has to be quality construction, kept attractive and neat, and blend with the house - and every building must be approved IN WRITING before it is placed on the lot. The developer can require protective screening around it. No trailer, basement, tent, shack, garage, barn or other outbuilding may be lived in, temporarily or permanently.
A wide list and no outdoor option. Campers, recreational vehicles, trailers, boats, snowmobiles, cars, disabled vehicles and unused vehicles may not be kept outside the residence or parked on the streets of the development - they have to be inside a structure or outside the development altogether.
Above-ground pools are not permitted. An in-ground pool is not separately addressed, and the covenant requires that ALL structures be approved before installation, so take it to the committee first.
Plans and specifications go to the Fox Run architectural control committee in writing before a house is built, and all structures need approval before installation. The minimum house sizes are among the most accessible in this directory - 900 square feet for a ranch, 1,000 for a one-and-a-half storey or a two-storey, and 1,200 for a bi-level or tri-level - and the attached garage need only hold ONE car, where most nearby covenants demand two. No building sits closer than eight feet to a side line, with the two side yards totalling at least twenty feet, or closer than forty feet to the rear line. Anything begun is finished within a year or removed. Every house carries at least one front-yard light on an electric eye or timer.
One of the broadest antenna bans in this directory as written: no dwelling may have ANY sending or receiving device, antenna or dish - not on the house, not on the lot, and not on any adjacent lot the same owner happens to own. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a dish of one meter or less on property in your own exclusive use and control, so ask the association before assuming the ban binds as written. All utility lines run underground with nothing visible.

Driveways must run complete and all the way to the curb, built of asphalt at least four inches thick or of concrete. Stone and cinder driveways are not permitted. A circular drive in front of the house may be as narrow as nine feet. Nothing on the vehicle list - campers, trailers, boats, snowmobiles, disabled or unused cars - may be parked on the streets of the development.
A home occupation is allowed if it is carried on within the house and engaged in solely by a member of the immediate family living there, with no sign or display indicating from the outside that the building is used for anything other than a dwelling. Every lot is otherwise restricted to single-family residential use.
