The only perimeter fencing allowed is split rail, two rails high and no more than four feet, or a privacy fence up to six feet around the immediate patio. It has to match the architectural standard set by the style of the house and be approved by the committee in writing, unless a written variance is granted. In the screening areas nothing may sit but a screen fence, landscaping, a wall or utilities, and no screen planting over thirty-six inches is allowed between the building setback line and the front lot line - or within thirty feet of the rear lot line on a lot backing the golf course.
A detached storage or pet-shelter structure has to be quality construction, kept neat, blend with the house, and go to the committee for approval before building starts; the committee can require screening around it. On a lot backing the golf course, no such structure is permitted within thirty feet of the rear lot line at all.
Recreational and commercial vehicles - campers, trailers, trucks, snowmobiles and boats - may not be kept in open areas anywhere in the subdivision, on a lot or off it. The covenant goes further than most and prohibits USING a recreational vehicle or snowmobile within the subdivision at all, saying users will be subject to prosecution.
Tennis courts and above-ground pools may not exist on any lot at any time. An in-ground pool is not addressed directly, and anything built needs committee approval first.
No house may be built until the plans and specifications have been approved in writing by the architectural control committee, and no construction may start before that written approval issues. The committee's decision is entirely at its discretion. A lot carries one single-family house of up to two and a half storeys and a garage for no more than three cars; an exception needs the committee's unanimous written approval.
The covenant bars outside above-ground communication, television, AM, FM and short-wave antennas, discs, satellites, satellite dishes and other structures of any type.
