ONE DOCUMENT GOVERNS THE WHOLE OF KNOLLWOOD. The 1997 revision names Addition A Sections 1-3, Addition B, Addition C Sections 1-4, Addition D, Addition E Sections 1-2, Addition F Sections 1-3 and the Knollwood Replat of the Retention Basin and Recreation Area at Pine Ridge Estates. Minimum house sizes still differ by area, so check your own lot for those.
The only perimeter fencing allowed is split rail, two rails high and no more than four feet, of the type the developer used throughout the addition, unless the architectural committee grants a written variance before the fence goes up. A privacy fence up to six feet may be built around a patio next to the house; it has to match the architectural standard set by the style of that house and be approved in writing before construction begins.
A detached storage structure for lawn tools, toys or pool equipment has to be quality construction, kept neat and blend with the existing house, and go to the architectural committee for written approval before construction begins. The committee can require screening around it. No trailer, modular or manufactured home, prebuilt home, basement, tent, shack, garage, barn or outbuilding may be lived in.
Recreational and commercial vehicles - campers, trailers, trucks and boats - may not be kept in open areas anywhere in the subdivision, on a lot or off it. The earlier covenants also barred using a recreational vehicle on the golf course or the ground around it, and prohibited snowmobiles outright.
Tennis courts and above-ground pools are not permitted. An in-ground pool is not addressed directly, and anything built needs architectural approval first.
Nothing may be built, placed or altered, and the topography or drainage may not be changed, until the architectural committee approves the plans. Two full sets of prints go in, showing floor plan, quality of construction, materials, outside colours, how the design sits with the houses around it, and placement against the lot lines, topography and finish grade. Approval or refusal comes back in writing.
Outside above-ground television, AM, FM and short-wave antennas of any type are barred, including satellite dish antennas - with an exception written straight into the covenant: an owner may put up a direct-broadcast satellite dish of no more than one meter (39.37 inches), a television broadcast antenna, or an antenna designed to receive the services federal rules protect. This is one of the few covenants in the county that was drafted around those rules rather than against them.

Screen planting in the protective screening areas is planted and kept up at the owner's expense, and nothing over thirty-six inches is allowed between the building setback line and the front lot line. On a corner lot nothing between two and six feet above the roadway may block the sight triangle.

Driveways must be at least twelve feet wide and built of asphalt at least three inches thick or concrete at least four. Stone and cinder driveways are not allowed and a circular drive must be at least eight feet wide. Fireplace chimneys have to be masonry. Recreational and commercial vehicles cannot be kept in the open.
A home occupation is allowed if it involves only a member of the immediate family living in the house, stays entirely inside the dwelling, and stays clearly secondary to living there. There can be no sign or display showing the house is used for anything else, nothing sold on the premises, and nobody employed from outside the immediate family.
