A fence up to six feet is allowed, as long as it does not come forward of the front foundation line of the house. Hedges, shrubbery and trees are not caught by this.

A storage shed may be no more than 100 square feet, has to sit on the rear half of the lot, and has to match the decor of the house. A dog house or other pet structure has to have one wall within ten feet of the rear wall of the house. Nothing goes up without the architectural committee approving the placement and construction, and it can require screening afterwards.

Mobile homes, house trailers, boats, boat trailers, motor homes, camping trailers and recreational vehicles may not be parked on a lot longer than forty-eight hours. The same forty-eight hours applies to snowmobiles, motorcycles and dune buggies.

Exterior changes & additions

Nothing may be built, placed, maintained or altered, and the natural topography or drainage may not be changed, until the builder, the construction plans and specifications and the landscaping plan have all been approved in writing. The plans have to show floor plan, quality of construction, materials, outside colours, how the design sits with the houses around it, placement against the lot lines and grade, and the landscaping detail. No deviation afterwards without further written consent.

Outside above-ground television, AM, FM and short-wave antennas and earth receiving stations are not allowed. Each lot may have one satellite dish, never in the front or side yard, and every dish has to be approved by the architectural committee. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.

Landscaping, trees & gardens

A landscaping plan has to be approved in writing before anything is built. Side, front and rear yards are planted with grass seed, sod or an approved ground cover within 120 days of the house being finished or occupied. Roadside ditches and swales follow county specification and may not be filled in, and the homeowner keeps any culvert clear. A vegetable garden needs architectural committee approval.

A home occupation is allowed if it is run inside the house by a member of the immediate family living there and stays clearly secondary to living there. There can be no exterior sign, nothing sold on the property, nobody employed from outside the immediate family, and no mechanical or electrical equipment used. A barber shop, styling salon, beauty parlour, tea room, fortune-telling parlour, animal hospital or any animal care such as dog trimming never counts.
