Lots 26-40 and 143-147 in Section One, 41-46 in Section Two, and 136-142 and 148-151 in Section Three are lake lots, and carry an additional set of lake covenants and a second association on top of these rules. Minimum house sizes are 2,200 to 2,500 square feet everywhere except Section Three lots 127 and 128, where the minimum is 1,800.

The only perimeter fencing allowed is split rail, two rails high and no more than four feet, unless the architectural committee approves a written variance. A privacy fence up to six feet may go around the patio immediately next to the house; it has to match the architectural standard set by the style of that house and be approved in writing first. On a corner lot nothing between two and six feet above the roadway may block the sight triangle.

A detached storage or pet-shelter structure has to be quality construction, kept neat, blend with the established home, and go to the architectural committee for approval before construction begins; the committee can require screening around it. Exterior changes & additions

Nothing may be built, placed, maintained or altered, and the natural topography or drainage may not be changed, until the architectural committee approves the plans in writing. The plans show floor plan, quality of construction, materials, outside colours, how the design sits with the houses around it, and placement against the lot lines, topography and finish grade. A lot carries one single-family house of up to two and a half storeys, and every house needs a full-size attached garage for two to three cars. Anything begun has to be finished within a year or removed.

This one was drafted around the federal rules rather than against them. Outside above-ground AM, FM and short-wave radio antennas are barred, but the covenant then says an owner may put up a direct-broadcast satellite dish no more than one meter across, an MMDS antenna no more than one meter, or a television broadcast antenna. It has to meet safety codes, go where it is least visible from the street or common property if that is feasible, and the architectural committee may require the owner to screen it with planting at the owner's cost.

Checked againstthe covenants and both sets of by-laws came down together and agree on the association's name, powers and assessment cap RE-CHECKED 2026-09-23: CLEAN. The amendment check flagged 'revised', which here is the phrase Robert's Rules of Order, Revised in the by-laws. No amending instrument to the covenants is on file.
The associationSaddlebrook at Knollwood Homeowners Association, Inc., which every lot owner belongs to with one vote per lot. It funds the common areas, the landscaped entrances, the street lighting and any security services, and the covenant caps total dues and assessments at $175 a lot a year. The lake lots have a second association of their own, Saddlebrook Lakes at Knollwood Homeowners Association, Inc., with by-laws effective 2009-01-22. Plans go to the Saddlebrook at Knollwood Architectural Control Committee, three people appointed by the developer, Adams Road Development Corp.
