The recorded set that came down covers Section B, Part Two. This page is for the part of the subdivision the county plat calls Timberline Trace A, and Section A may have a recorded set of its own. One association and one architectural committee govern every section, but check your own section's filing before you rely on a specific number here.

A fence may not sit closer to any street than the minimum building setback line on the plat unless it is no more than four feet high and is an ornamental fence. The covenant spells out that chain link, solid and privacy fences do not count as ornamental.

One accessory building suitable for a residential area is allowed beyond the house and garage. An accessory building may not exceed 200 square feet, eight feet at the eaves or ten feet at the ridge; a detached garage may not exceed nine feet at the eaves or eighteen at the ridge. No trailer, shack, garage or outbuilding may be lived in.

Boats, motor homes, trailers and other recreational vehicles may be stored on a lot, but no closer to the front lot line than the minimum building setback line shown on the plat.

An above-ground pool may be built only if it is completely screened from the neighbouring lots, by architecture or landscaping, and that screening has to be approved by the homeowners association.

Exterior changes & additions

Nothing may be built, placed or altered until the construction plans, specifications and a site plan have been approved in writing, judged on workmanship, materials, how the design sits with the houses around it, and placement against the topography, finished grade and existing trees. No answer within thirty days counts as approval. A lot may carry one detached single-family house of up to two storeys, a garage for no more than three cars, and one accessory building.

Every TV and CB tower antenna has to be approved by the homeowners association. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.
