THE 2023 AMENDED RESTRICTIONS GOVERN, AND THEY CHANGED ANSWERS THE OLD COVENANT GOT DIFFERENTLY. The amendment's own revision log says so: references to the developer removed, the architectural control committee section revised, PERIMETER FENCING revised to reflect current materials and designs, the developer's option to repurchase DELETED, UTILITIES AND TELEVISION ANTENNAS updated to follow current FCC guidance on consumer-owned antennas and satellite dishes, the conveyance-of-common-areas section deleted, and covenant changes now taking a 51 percent majority vote of members rather than the old threshold. Anyone reading the 1993 document alone gets fencing and satellite dishes wrong. Lots 17-40, 55-63, 135, 136 and 158-173 in Section 1 are lake lots carrying an additional set of lake covenants.

Fences

The 2023 amendment opened this up. Historically the only perimeter fence allowed was split rail, two or three rails high and no more than four feet - and the amendment says in terms that fence materials and designs have improved since, so a homeowner who wants something other than split rail submits a VARIANCE REQUEST for approval rather than being refused outright. A privacy fence up to six feet is still allowed around the patio immediately next to the house, matching the style of that house and approved in writing.

Sheds & outbuildings

A detached storage or pet-shelter structure has to be quality construction, kept neat, blend with the established home, and go to the architectural committee for approval before construction begins; the committee can require screening around it. No trailer, modular or manufactured home, prebuilt home, basement, tent, shack, garage, barn or outbuilding may be lived in.

Tennis courts and above-ground pools are both prohibited. An in-ground pool is not addressed directly, and anything built needs the architectural committee's written approval first.

Exterior changes & additions

Nothing may be built, placed, maintained or altered, and the natural topography or drainage may not be changed, until the architectural committee approves the plans in writing. Two full sets of plans go in, showing floor plan, quality of construction, materials, outside colours, how the design sits with the houses around it, and placement against the lot lines, topography and finish grade. A lot carries one single-family house of up to two and a half storeys, and every house needs a full-size attached garage for two to three cars. Anything begun has to be finished within a year or removed.

Satellite dishes & antennas

The 2023 amendment reversed this. The old covenant banned satellite dishes outright; the amended paragraph instead points owners at the Federal Communications Commission's own consumer guide to installing consumer-owned antennas and satellite dishes, and keeps only a ban on short-wave radio antennas. All utility service still runs underground with nothing overhead visible. So a dish is a question of the FCC rules rather than a flat no - ask the association how it applies them.

Side, front and rear yards have to be planted with grass seed, sod or ground cover within 120 days of the house being finished or occupied, unless the architectural committee approves otherwise. Screen planting in the protective screening areas is planted and kept up at the owner's expense, and nothing over thirty-six inches is allowed between the building setback line and the front lot line.

Driveways must be at least twelve feet wide and built of asphalt at least three inches thick, brick, or concrete at least four inches; stone and cinder are not allowed, and a circular drive in front of the house may be as narrow as eight feet. A home occupation is allowed if it is carried on entirely inside the house by a member of the immediate family living there, stays clearly secondary to living there, and uses no mechanical or electrical equipment.
