THIS SUBDIVISION IS NOT UNIFORM. Minimum house sizes differ by section, ranging from 2,600 square feet for a ranch up to 4,000 in Section Two. Lake lots in Sections Five and Six carry a second set of restrictions on top of these, covering piers, docks, sea walls and what the lake may be used for. Tennis courts are banned everywhere except Section Two lots 28 through 32. Check your own section and lot before relying on a number here.
The only perimeter fencing allowed is split rail, two rails high and no more than four feet, or a privacy fence up to six feet around the immediate patio. It has to match the architectural standard set by the style of the house and be approved by the architectural committee in writing, unless a written variance is granted. In the protective screening areas nothing may sit but a screen fence, landscaping, a wall or utilities, and no screen planting over thirty-six inches is allowed between the building setback line and the front lot line.
A detached storage or pet-shelter structure has to be quality construction, kept neat and blend with the house, and go to the architectural committee for approval before building starts. The committee can require screening around it. No trailer, modular or manufactured home, basement, tent, shack, garage, barn or outbuilding may be lived in.
Recreational and commercial vehicles - campers, trailers, trucks and boats - may not be kept in open areas anywhere in the subdivision, on a lot or off it.
Above-ground pools are not permitted anywhere. Tennis courts are barred too, with one exception written into the covenant: on Section Two lots 28 through 32 a tennis court is allowed with prior written approval from the architectural committee. An in-ground pool is not addressed directly, and anything built needs that approval first.
Nothing may be built, placed, maintained or altered, and the natural topography or drainage may not be changed, until the plans are approved by the architectural committee. Three full sets go in, showing floor plan, quality of construction, materials, outside colours, how the design sits with the houses around it, and placement against the lot lines, topography and finish grade. Approval comes back in writing and no deviation is allowed without further written consent. Garages have to be side-load unless the lot's terrain makes that impractical.
The covenant bars outside above-ground television, AM, FM and short-wave antennas of any type, and says expressly that this includes any type of satellite dish antenna. Federal rules on over-the-air reception devices limit how far a private covenant can restrict a satellite dish under one meter across on property within your own exclusive use and control, so ask the association how this one is handled.

The protective screening areas are kept up by the lot owners at their own expense. On a corner lot nothing between two and six feet above the roadway may block the sight triangle, and a tree there has to be trimmed high enough to keep the view clear.

We can find out →One sign of no more than five square feet advertising the property for sale or rent is allowed, plus a builder's signage of any size during construction and sales. The developer keeps the right to put up its own.
Driveways must be at least twelve feet wide and built of asphalt at least three inches thick, brick, or concrete at least four inches thick. Stone and cinder driveways are not allowed and a circular drive must be at least eight feet wide. Recreational and commercial vehicles cannot be kept in the open.
A home occupation is allowed if it is run entirely inside the house by a member of the immediate family living there and stays clearly secondary to living there. Lots are otherwise restricted to single-family residential use.
