What the house would sell for today, minus what you owe. Not what the county assessor says. Not what Zillow says. What a real buyer would pay in this market, this month, for your house in its current condition — minus the payoff on your mortgage and any liens.
Most people are off on both halves. They are anchored to a number from a refinance three years ago, and they have never checked what an actual payoff quote says versus the balance on their statement.
This is the part of the job I actually care about. The market is full of people trying to get a deal, and I do not blame any of them — but I represent you, and I would rather tell you a hard truth about your price than watch you hand somebody else fifteen thousand dollars to avoid a difficult conversation.
Three things, and none of them cost anything. Pull an actual payoff quote from your lender, not the statement balance. Get an honest read on what the house sells for today, based on what has actually closed near you — not what is listed. Then subtract. That number is the one that matters, and it is usually different from the one in your head.
