Each of these is a piece of how a house gets to its best number. They work on a home in shambles and on a beautiful one, because they are all built on the same thing: an honest read of what buyers are actually paying, and a plan built on that instead of on hope.
Most agents pick a number by feel and land on something ending in nine. Where your price sits relative to the brackets buyers actually search decides how many of them ever see your house at all.
Before anyone picks a price, you need to know what your own market is doing: how many homes like yours a buyer can choose from right now, and how fast those are selling.
Every week a home sits costs more than the mortgage payment. Buyers read time on market as a signal, and that signal turns up in the offers you get.
Buyers do not judge your home on its own. They line it up against every other home for sale and write their offer on the one that wins.
