Most people never learn the one thing that matters most about an Indiana assessment appeal: when your number jumps, it is not your job to prove it is wrong.
Indiana's Department of Local Government Finance says that when an assessment goes up more than five percent over the preceding assessment date, the county or township assessor carries the burden of proof in an appeal. Not you.
That flips if the increase came from substantial renovations, new improvements, or a change in zoning or use that was not considered the prior year. But for an ordinary jump on an unchanged house, the assessor has to justify it — you do not have to disprove it.
Elkhart County appeals: 574-535-6596. St. Joseph County appeals: 574-235-9523. The 2026 window has closed — the thing to do now is put next spring's Form 11 on your calendar so the notice does not sit on the counter until the deadline has passed.
Read the notice the week it arrives, not the week it is due. Nearly every homeowner I talk to who missed an appeal missed it because the envelope looked like junk mail. If your number jumped and nothing about your house changed, you have a real case and the law starts on your side.
